With a background encompassing sales, marketing, recruitment, and management within the property industry, Leana identified a niche for premium HMO management services and embarked on a journey of self-investment. Through extensive training and mentorship from leading professionals in lettings and HMO management, she has emerged as an expert in the field.

Recognising the intricate complexities of successful HMO projects during her training, Leana observed challenges in the local student HMO market, a growing demand for high-end professional rooms, and landlords grappling with technical and compliance legalities. Client money protection is a form of insurance that protects landlords’ and tenants’ money held by an agent they use and and provides compensation if the client money is misappropriated leading to the insolvency of the agent. How does it protect you?

It is a legal requirement for letting and property agents who hold client money to be a member of a client money protection scheme and ring-fence money they hold on their customers’ behalf. If your money is lost, stolen/misappropriated leading to the agent becoming insolvent or going into administration, you can contact the agent’s client money protection scheme to make a claim for compensation.

How does the end of tenancy process work with Reposit?

In the event of a dispute, Reposit partners with an independent adjudicator which is much faster than the government dispute services offering an adjudicator verdict within 14 days.

If my tenants can’t afford an average deposit, will they be able to afford to pay rent?

The ability for a tenant to pass referencing and affordability checks is what determines the tenants’ capability to pay their rent. To use Reposit, tenants must pass referencing which includes an affordability check. Their annual earnings must be at least 30x the monthly rent. If this check is failed, a guarantor is required, or the tenant must pay 6 months’ rent upfront.

If my property is covered by Reposit, will my tenants be careless towards property upkeep?

Just like a normal deposit, tenants remain fully liable for all dilapidations and rent arrears at the end of tenancy. Reposit will continue to pursue the tenant for valid end-of-tenancy charges, even if you have already been repaid by Reposit. On average only 30% of Reposit tenancies end with any sort of charges, including cleaning. This is similar if not better in comparison to traditional deposit schemes.

How can I trust that Reposit will actually pay out?

In the majority of cases, Reposit successfully recovers money owed from tenants. In case the tenant does default, Reposit works in partnership with a global leading insurer who will step in to cover the charges. As an FCA-regulated company, Reposit follows strict guidelines as set out by the FCA which intends to bring agents, landlords, and tenants comfort that they are affiliated with a responsible firm that has continuous oversight from an
independent regulatory body. Reposit also benefits from FSCS protection. This scheme protects consumers for up to £85,000 in losses if a firm is unable to pay for their liabilities. In the context of Reposit, in the highly unlikely event, our insurer becomes unable to pay the landlord, then the FSCS will wind down and honor any existing cover.

What is rent reporting?

Rent reporting allows tenants monthly rent payments to be reported to credit reference agencies.

Tenants rent payments can help improve their credit score.
